Jen's Panel Presentation at the Leading RE & Luxury Portfolio "REimagine" Conference in Las Vegas
I was so honored to present on a panel with a few other incredible women in real estate at the Annual Leading Real Estate Companies of the World and Luxury Portfolio International Conference at the Wynn Las Vegas on May 24, 2021. The topic was “Preparing Buyers to Get the Home”, and focused on tactics and tools to help prepare and educate buyers about the current real estate market, and then offered strategies to compete in intense multiple offer situations, as we are seeing in many markets all over the U.S.
The talk was moderated by Leading RE Executive Vice President of Member Services, Kate Reisinger. Other panelists Jessica Kish with McColly Real Estate in Schererville, IN and LaToya Walton of Lyon Real Estate in Sacramento, CA.
I shared some facts about the state of the current real estate market in the Boulder area: that average home prices have been increasing at an incredibly rapid rate. In April of 2021, the average sales price in Longmont, CO, one of our more affordable real estate markets in Boulder County was $691,385 and the average sales price in the City of Boulder over the same period was $1,838,276. These are unprecedented numbers, which are occurring because of the high demand for homes in the Boulder area, due to our wonderful quality of life, our beautiful weather (300+ days of sunshine per year), and our strong economy and job market, which in the past few years has added campuses for Google, Twitter, and Apple - to name just a few.
I discussed the importance of spending time with new buyers educating them about the local market with recent sales statistics and specific examples of recent closings to demonstrate how much the buyers had to offer over the listing price, and what other terms helped them win the deal. When meeting with new clients, I thoroughly review the Colorado Contract to Buy and Sell Real Estate with them and we discuss the various contingencies and review which tools the clients can use to compete. Each client has a different level of risk tolerance and it’s important to have a clear understanding of that before diving into this intense Colorado real estate market.
Another important tip: establishing strong relationships with great local lenders who really understand the local market and how to be creative with financing ideas, and with other local agents.
