Summer Home Maintenance Tips

Oh how we love summer! Tis the season to spend lots of time outdoors enjoying the warm weather and longer days. It’s also a season that can be tough on our homes. Summer weather in Colorado can be unpredictable, offering blazing sunshine and hot temperatures one day and severe wind and thunderstorms the next, so t’s important to make sure our homes are in tip top shape.

Check your Deck

Give your deck a once over, and replace or tighten any loose boards or nails. Consider re-staining or re-sealing it every few years.

Wash your windows and screens

Clean windows make such a difference! Warm soap and water are all you need to get those windows sparkling! While you are cleaning them, replace any bent or broken screens, and make sure the windows open and close smoothly.

Add mulch to your landscaping beds

A fresh layer of mulch freshens up the look of your beds and helps prevent weeds, plus the mulch helps keep the soil below moist against the scorching sun.

Have your roof inspected

Summer is a great time to have a roof inspector check your roof for any damage or issues, before fall and winter come around again. Maintaining your roof and gutters will help them last longer, and help prevent any leaks and water intrusion into your home.

Inspect the caulking around windows and doors

Re-caulk any areas that need it, this helps keep pests away and adds to the efficiency of your home.

Check for water leaks

Inspect your outside faucets, hose bibs, and hoses to make sure there are no leaks.

Touch up your exterior paint and trim

Summer is a great time to take a look at the condition of your exterior paint and trim, and touch up or repaint as necessary. Keeping your paint fresh helps your home exterior last longer and prevents much bigger problems down the road.

Service your Furnace and A/C

Our HVAC systems work hard here: furnaces work all winter to keep us warm, and air conditioners work overtime all summer long keeping us cool. Have an HVAC professional check and service your systems to make sure they are in good shape and running efficiently. This is also a great time to replace the air filters.

Check your smoke and carbon monoxide detectors

Each change of seasons is a great time to check your smoke detectors and carbon monoxide detectors, and to replace their batteries before you are awoken at 2 AM with that familiar chirping.

Power-wash and re-seal your driveway

Asphalt driveways need to be re-sealed every few years. If you have a concrete driveway and observe cracking, sealing the cracks during the summer will help protect them from additional moisture penetration and cracking.
