We Bought a House!
As a Realtor for more than 20 years, and a manager for several of those, I have witnessed or been a part of hundreds, or even thousands, of transactions. But it’s one thing to guide people through the process, it’s another thing entirely to also be the client.
We say that it’s important for agents to buy or sell every few years to remember how stressful it can be and all the other things that are going on emotionally, financially, and logistically for the Buyers or Sellers of homes. My husband and I have dreamed of owning a home in a particular area of Louisville for several years. It is on a ridge that my husband coined “Mount Louisville”, and it overlooks the mountains and the Louisville North Open Space.
There have been a few homes over the past couple years that have come on the market and the timing or finances just haven’t been right. But when this home came on we were ready to jump and managed to beat out four other very competitive offers.
I often tell my clients that there is a reason that “location, location, location” is still the number one determination of value in real estate. We LOVE the location of this home, and decided to take that advice and buy for the location, not for the house itself. The house has good bones but needs quite a bit of work, so you will get to follow along on our remodeling and renovation journey over the next few months, with the goal to make it cleaner, lighter and more modern. It’s not a huge house, just under 2,200 square feet, so we need to maximize every inch.
Our number one goal is to maximize the views as much as possible so adding glass doors and windows is a big priority. We plan to expand and remodel the kitchen, open up some walls, and renovate the upstairs, flipping the master suite with the two secondary bedrooms, and of course creating a gorgeous master bath, including my very own dream tub! I can’t wait to debut it on a #dreamtubtuesday feature in a few months!
But first … I am learning to be patient as we work through the planning process with our designer and architect to make sure that we have a great plan in place.
It’s going to be an interesting journey for us and my first major renovation so I’m sure that it will be quite a learning experience. Looking forward to sharing it with you all!
